Cavaletto Tree Farm Housing Project
The request includes a proposed Comprehensive Plan Amendment
and Rezone from agriculture (AG-1-5) to residential, changing the
Comprehensive Plan Designation to Residential, 4.6 units per acre and the
Zone District to Design Residential, 4.0 units per acre. The application
also includes a Vesting Tentative Tract Map for approximately 61
residential and two open space lots, and a Development Plan for
approximately 135 dwelling units. The applicant proposes approximately 24
onsite affordable units through the bonus density program. A Road-Naming
request to name a new public road and two new private roads accompanies
the application package.

Location
The project is located in the eastern Goleta Valley west of
North Patterson Avenue, south of Cathedral Oaks Road and north of Hwy
101, at 555 Las Perlas Drive, in the Goleta Community Planning Area. The
property totals approximately 26.6 acres gross in size and borders San
Jose Creek to the west. APNs: 069-100-006, -051, -054, -057.

The Comprehensive Plan amendment and Rezone requests were initiated at
the Board of Supervisors on December 5, 2006. The applications for
the Tract Map and Development Plan were submitted by the applicants on
March 28, 2008. The South County Board of Architectural Review
reviewed and commented on conceptual plans on April 25, 2008 and July 11,
2008. The project was deemed “Complete” for processing on October
30, 2009. The project requires preparation of an Environmental
Impact Report (EIR). An environmental scoping document was prepared
and sent to the State Clearinghouse in December 2010.
